Through the total reimagining of a disused motorcycle showroom into a modern office and co-working space, we found a home in 23LR to support our growing business, as well as creating a community asset for Hillsborough.

Having been based in the village for almost two decades, we are committed to the place and community that has supported our growth and success. We saw potential to improve the dreary, vacant former showroom, and value in the building’s open floor plan and vaulted ceiling. The transformation included extensive renovations, supported in part by a generous grant from Lisburn and Castlereagh City Council’s Rural Investment Fund.

Across all aspects of the project, we strived to reduce embodied carbon. We incorporated initiatives such as low-maintenance finishes, the use of locally sourced and permeable external ground finishes (avoiding concrete), and the introduction of plants to encourage biodiversity and make the space more beautiful.

We used our in-house ‘EC Communicator’ tool to measure the embodied carbon of the project and found that 8,000 tonnes of embodied carbon were saved compared to new construction. The repurposed building achieved an A++ SCORS rating—the highest possible. We are incredibly proud of the space we have created and our journey to its realisation.

We saw the building’s potential, imagining a space that would support our growing business and benefit the community.
